Construction
The literal nuts and bolts of a real estate project is construction. Taking a drawing on a piece of paper, a pile of material, a set of vastly different systems, multiple groups of different technical experts, and transforming all it into a real and physical structure is a daunting process. Raw materials such as lumber, stone, steel, wood, fasteners, tile, carpet, drywall, windows, doors, fixtures, in addition to many others are a necessity. Competent and reliable excavators, concrete formers, framers, roofers, carpenters, plumbers, electricians, tilers, painters, laborers, landscapers to name just a few are vital. Planning, coordinating, and having subs work well together is a key. Obtaining permits, interfacing with local codes, compliances, and inspectors is mandatory. Setting and running a schedule that take into effect deliveries, subs, delays, weather, financing, loan draws, and deadlines as examples is essential. When these things are mishandled, ignored, not accounted for, or forgotten can be disastrous. There are too many horror stories to count when construction is mishandled.
